India’s green warehousing industry is expected to experience significant growth. According to a recent JLL India report, certified sustainable warehouse capacity is projected to triple from 65 million square feet in 2024 to 270 million square feet by 2030. This spike is indicative of a larger shift in the nation’s warehouse market over the past five years, as Grade A stock in major cities has increased 2.5 times, from 88 million square feet in 2019 to 238 million square feet in 2024. A significant movement towards environmentally friendly infrastructure is highlighted as India’s green warehousing is set to quadruple, thanks to institutional investment and a national push for sustainability.

Rapid Expansion and Certification Surge

India’s warehousing industry is experiencing rapid growth and gaining certifications, indicating a strong trend towards sustainability. Of the 90 million square feet of institutional Grade A warehouse stock, about 72 percent, or 65 million square feet, are either green-certified or actively working towards certification under standards such as LEED, IGBC, and GRIHA. By 2030, it is anticipated that India’s green warehousing is set to quadruple due to institutional players giving eco-friendly efforts top priority. Presently, more than 45 percent of the institutional portfolio, which spans 90 million square feet, complies with recognised sustainability standards; another 10 percent is pre-certified, and another 10 percent is undergoing certification. Since the pandemic, institutional investment in Indian warehousing has doubled, further accelerating this momentum. This increase demonstrates a strong commitment to developing robust, eco-friendly assets that meet the growing demands of the logistics and e-commerce industries while aligning with global sustainability standards. The emphasis on green certifications highlights India’s pioneering role in developing an ecosystem for sustainable warehousing.

Future Prospects and Opportunities

By 2030, the storage market in India is expected to grow to 885 million square feet, with 260 million square feet of pipeline space for institutional supply, which will make up 70% of the anticipated Grade A stock. Notably, 80 percent of this additional supply is expected to be environmentally friendly, supporting India’s plans to triple its green warehousing capacity. Significant potential exists to future-proof the industry by retrofitting existing non-green Grade A stock and exploring new financing sources. This change not only addresses environmental issues but also meets the growing demand for sustainable facilities from logistics and e-commerce companies. The expansion of the warehousing industry will be vital in establishing a more environmentally friendly economic future as India remains at the forefront of sustainable development.
